Central Expressway Dallas, TX 755231 RE: Round Oak Estates Dear Mr. Daniel: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1) Provide the plan approval paragraph for the City of Coppell on the title sheet. 2) Verify the estimated quantity of sawcut and breakout noted on Sheet 2. 3) Address the comment regarding the locations of inlets and the conflict they may have with the location of driveways. 4) The City Engineer has noted on the Drainage Area Map that there was some mention of a storm system to be located at the northeast comer of the subdivision (circled in red). Also, indicate where Drainage Area D drains on Sheet 4. 5) Recheck and verify that the hydraulics for line "A-2" will work with the inlets since the pipe is located in the subgrade. Use Class IV RCP/for direct traffic. 6) Positive overflow needs to be provided. 7) Concrete encase all sanitary sewer service lines which cross storm drain. 8) Sanitary Sewer General Note//5 shall read "The City Engineer will require the developer (contractor) to provide TV examination of the sewer prior to acceptance." 9) Water Mains General Note ~ shall read "Water lines shall be installed with a minimum cover over the top of pipe of 48 inches." ~0) Referring to the Water and Sanitary Sewer Plans, an 8"x8" Tee should be used instead of a tapping sleeve when connecting to the existing 8" water line on the northwest section of the subdivision. There are various other minor comments throughout these plans. Once all comments have been addressed, the revised set of plans should be resubmitted to the City for review.
