HISTORY: No zoning history. The final plat for the retail building was
approved by City Council on May 12, 1998.
TRANSPORTATION: Denton Tap Road is an improved six-lane divided thoroughfare
(P6D) contained within a 100'-wide right-of-way. Town Center is
an access street with a variable right-of-way width.

COMPREHENSIVE PLAN: The Comprehensive Plan shows the property as suitable for
mixed uses.

DISCUSSION: The applicant is the owner of Salsa Tex Mex, a Mexican restaurant located
next to the Albertson grocery store at the comer of Denton Tap and Sandy
Lake Roads. He is proposing to relocate and expand his restaurant in the
new retail building under construction at Town Center, north of the
Comerica Bank site. The new restaurant will measure approximately
3,000 sf and will seat 150 people. The private club portion of the request
is to allow mixed drinks to be served on the premises. Staff is
comfortable with the store layout. The proposed hours of operations are
as follows:
11:00 am to 10:00 pm Monday through Thursday;
11:00 am to 11:00 am Friday and Saturday; and
10:00 am to 10:00 pm. Sunday
According to the Texas Alcoholic Beverage Commission the applicant is
able to serve alcoholic beverages on Sunday mornings beginning 10 am to'
patrons consuming a full meal.
The submitted sign elevations show a channel letter sign that will comply
with conditions placed by City Council during the site plan review of the
retail building which limits all signs to a single color in shades of light
grey, light brown, beige, cream or white. The sign measures 30.25
square feet over the front facade of the restaurant facing Denton Tap
Road, within our sign regulations.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
The planning staff recommends approval of the special use permit subject
to the following conditions being met:
1) To allow the consumption of alcoholic beverages in a private club
restaurant.
2) The proposed hours of the restaurant to be:
11:00 am to 10:00 pm Monday through Thursday;
11:00 am to I1:00 am Friday and Saturday; and
10:00 am to 10:00 pm. Sunday
3) Attached sign will comply with conditions placed by City Council
during the site plan review of the retail building which limited all sins
to a single color in shades of light grey, light brown, beige, cream or
white.
4) Furnish complete restaurant address with suite number.
