City Engineer City of Coppell Post Office Box 4780 Coppell, Texas 75019-0478 Re: Sand Point Estates Final Plat and Plans First Review Dear Mr. Griffin: We have reviewed the final plat and construction plans of the Sand Point Estates Addition to the City of Coppell prepared by CCN Engineering Corp., for Frank Bamburg Building Company, Inc. The final plat and construction plans have been prepared in general conformance with the City's Subdivision Regulations. However, we have noted several items in need of correction prior to final acceptance. Our comments are detailed on the attached final plat check list, the City of Coppell Engineering checklist, and on the marked-up construction plans. We will calculate the preliminary development fees for this addition and provide you with a draft letter, once we have received the street sign assessment from Public Works. By copy of this letter, we are providing these comments to CCN Engineering Corp., and will hand them the marked-up plans and checklist at the December 31, 1991 Development Review Committee meeting. Technical Paper 40 should be used to compute rainfall intensities, as per the Subdivision Ordinance, (Appendix "A", Page 30). 10) - Show the hydraulic calculations for each portion of the storm system on the profile, such as pipe size, Q100 (cfs), Qc (cfs), S, v (FPS) etc. . . 11) ~/~ All lots within or adjacent to the 100-year Floodplain shall have the lowest floor elevation for each building site shown on the site grading plans. 12) ~ A permanent bench mark must be established with in a subdivision development, see attached Floodplain · Development checklist. 13) ~ Each sheet of the plans shall contain a title block and consistent page numbers. 14) - Ail appropriate fees as per subdivision ordinance must be paid. 15) ~- Delineate a Revision block on each sheet. Revision dates must be shown on each sheet with Engineer's initials next to them. 16) - Ail above comments must be addressed, prior to Staff's recommendation for approval of the final plat and plans. 17) - Provide a written response on all comments with explanations provided on items not addressed as requested above.
