Final Construction Plans - Revisions Dear Ms. Daneshmand: We have reviewed the revised construction plans for the above referenced project for general conformance to the City of Coppell ordinances and standards. Our review and letter of December 6, 1990 contained comments from Engineering, Public Works, Utilities, Streets and Parks Departments. The following sets forth our comments which still need to be addressed. 1. Final plat should be included in the plans. 2. Provide receipts that all fees have been paid. 3. Escrow funds for future construction of Sandy Lake Road Improvements in the amount of $51,804.00. (259.02 front feet x $200.00/foot) .~ There appears to be a different alignment of the 24' wide fire lane going to Samuel Boulevard than was presented previously. Has this alignment been approved by P & Z and ..'~jk~j~i,) Council as part of the Final Plat? Previously it aligned with the ingress/egress across Samuel Boulevard; while this alignment provides for an offset less than 125', which is not allowed by the Subdivision Ordinance. 5. On the "right turn only" lane, the symbol needs to be changed to reflect "right-turn only" and not "straight-thru" traffic allowed. 6. Delete the "acceleration" lane, along Sandy Lake Road, heading west from the main entry point. 7. Provide structural engineer's seal/signature on concrete wall design. 9. Include City of Coppeli Standard Detail Sheets where applicable. Other than the above stated items, we have no further objections to the plans as submitted. If other staff members have no further comments and the above items are addressed, then we would recommend that the engineer be contacted to provide the required number of plans that you need and that the plans be stamped for approval.
