Dear Mr. Juaraz:
The City of Coppell has received and reviewed the referenced plans and has the following comments to offer:
1. A letter must be provided for variance for waiving the required 6" lime stabilized subgrade.
2. If food is prepared in the building, a grease trap or interceptor/water access device is needed.
3. Indicate on the Paving and Grading Plans the location and distance of sawed dummy joints. Also,
all joints should be silicone sealed.
4. All fire hydrant locations shall be approved by the Fire Department.
5. A hold harmless letter needs to be provided for the proposed fence across the proposed utility
easement for the 8" sanitary sewer line. Also, access to all manholes should be allowed at all times
and should not be blocked by obstructions.
6. The proposed water line extension off of the private water line shall be located outside of the public
utility easement.
7. Provide a valve on the proposed water line extension located at the south side of the development.
8. The location of the 5'x5' utility easement is shown to be in a 10' TU Electric easement. If the TU
Electric easement is existing, permission must be obtained from TU Electric to be in their easement.
Please verify this.
9. On the drainage area map, the proposed sanitary sewer manhole appears to be in the middle on the
proposed swale. Please indicate on the Drainage Plan the exact locations of the proposed manhole.
If this falls in the swale, then the manhole needs to either be a locked down manhole or raised so
that water does not enter the manhole.
10. On the Storm Water Pollution Prevention Plan, provide an erosion protection siltation fence around
existing Y-inlet.
There are various other minor comments throughout the plans. Once these comments have been addressed,
the marked up plans along with two revised sets of plans should be resubmitted to the City for review. If
