RE: Riverchase Elementary School
Dear Mr. Howman:
The City of Coppell has reviewed the referenced plans and has the following comments to
offer:
1. Provide a cover sheet for the civil set of plans.
2. Include details only for items not covered in City's Standard Details. Refer to the
Standard Details for all other items.
3. No fencing will be allowed in the 100-year floodplain.
4. Provide a guardrail and appropriate sisyning at the end of Starleaf Street.
5. Provide an 8' brick paver band at the intersection of Starleaf and MacArthur.
6. Look at the grades in the vicinity of the third drive heading in from MacArthur. This
area will not drain properly if graded as shown.
7. For the textured concrete areas near the school building, indicate whether these areas
will be curbed. If they are not to be curbed, indicate the area of curb transition.
8. Make sure all paving meets the requirements of the City of Coppell Subdivision
Ordinance.
9. All portions of the firelane will have to be marked.
10. On the grading plan, indicate an area of flat grade outside the paving on the east side
of the property to serve as stability for the pavement edge before sloping down.
11. Provide hydraulic information for the storm drain profiles and provide a profile for
storm drain "A-I". Also, show all utility crossings in the profiles.
12. Provide a detail for the headwall at the end of Starleaf, or at least indicate the type of
headwall proposed. Erosion control needs to be addressed at all outfalls.
13. The cost of extending Starleaf to the east property line will be the responsibility of the
School District.
14. Indicate on the plans how the existing sanitary sewer manhole will be accommodated
when the paving for the first drive is constructed.
15. Provide redwood construction joints at the n'ght-of-way line for all drives.
16. Submit a letter to the City Engineer for permission to use PVC pipe for on-site storm
drain. The City Subdivision Ordinance requires the use of RCP with a minimum 18"
diameter.
17. Clarify that the fire, domestic and irrigation meters are located in the Starleaf right-of-
way or in a 20' wide utility easement.
18. Provide 8" water line stubouts to the south right-of-way of Starleaf.
19. Provide a traffic control plan for any work in or adjacent to MacArthur Blvd. Also,
any work in or adjacent to MacArthur Blvd. will be done between the hours of 9 a.m.
to 3:30 p.m.
20. Provide a note to remove the existing approach to Starleaf.
21. Provide a detail sheet for the proposed left-turn lane extension including elevations and
buttoning.
There are various other minor comments throughout the plans. When all comments have
been addressed, please return these marked plans and two sets of revised plans to the
