Thank you, Mike Martin and Larry Davis for 3'our time Tuesday. h is a pleasure_ working with city staff
members who are so accommodating toward resolving issues. I know your time is limited with all the
development in Copper and again thank all of you for your help. Below is a summary of how we will
hope to resolve the issues that have come up during the construction phase.
1. The sanitary sewer stubout at the southwest corner of the site will be field verified and the findings
submitted to Mike Martin.
2. The existing 3" water line on the north side of Sandy Lake Road will be lowered to avoid the
proposed storm sewer line near the entrance to the site.
The storm sewer manhole top along the most southerly street is near the subgrade and proposed
pavement. We will coordinate with Sinacola and provide a solution to the final placement of,,
pavement in this area and to the protection of the manhole during said paving period.
4. The ditch along Sandy Lake Road, near the entrance on the west side, does not drain properly.
It is apparent that a storm sewer smbout in this area and some grading of the ditch will be needed to
resolve this issue. A 18" R.C.P. and type "B" headwall will be placed at this location.
If a median is to be constructed in the entrance to the site, a H.O.A. will be require. The H.O.A. will
also be responsible for the area drains along the south and east property line as well. It is our
understanding that the city has standard H.O.A. forms available. We will need to modify the median
configuration to allow for 24' of pavement width on the exit side 8' of width in the median.
6. We will obtain compaction (density) test for the placement of all fill on the site and provide location
of said boring within the final pad areas.
7. There are possible encroachments (fences) along the south property line. We will check these areas
and contact said homeowners to resolve.
The trees on the west side of the entrance will need to come down. It has been determined that they
will not survive due to the fill that has been place there in the past. Note there is a water main and
storm sewer line recently placed in this area. Care will be taken to protect said mains during removal
of the trees.
We ho~e to place the fill on the lots as soon as possible. This will allow the completion of
requirements that FEMA set forth on obtaining a final letter of map revision. We also understand that
it is in the best imerest to have the lots above the proposed street grades to assure proper drainage of
the site during the remaining constma/on per/od.
