RE: Riverchase Elementary School
Dear Mr. Howman:
The City of Coppell has received and reviewed the referenced plans and has the
following comments to offer:
1. Remove all landscaping and architectural sheets from the civil set.
2. Provide details only for items not covered in the City Standard Construction Details.
Use the Standards where possible.
3. On the plat, indicate the width of fight-of-way dedication for the adjacent street and
show the limits of the 100-year floodplain.
4. Why is the street being platted as a lot and block? It should just be shown as
dedicated right-of-way.
5. The laydown curb and proposed gate leading to the parking area in the northeast
portion of the property must be approved by the Fire Marshal.
6. The paving for Starleaf Drive must extend to the eastern property line. If floodplain
issues preclude this from happening at this time, funds must be provided to
accomplish this when those issues are resolved.
7. You will be responsible for construction/extension of the southbound left-mm bay' off
of MacAxthur to accommodate the additional school traffic.
8. Provide ADA ramps at all drive approaches.
9. Show the proposed storm drain lines in a background layer on the drainage area map.
10. Verify that the storm runoff directed out each driveway is limited to 2 cfs.
11. No improvements will be allowed in the 100-year floodplain until a flood study has
been approved.
12. Make sure that Riverchase and Starleaf are each shown as one word.
13. Provide storm drain manhole access at a maximum of 500' apart. Manholes should be
located at grade changes if possible.
14. Provide hydraulic information on the storm drain profiles as per the Dallas Drainage
Design Manual. Also indicate the type of pipe being proposed in the profiles.
15. Please provide a larger detail for the standard paving section. Refer to the City
Standard for paving design requirements and pavement joint requirements.
16. You need to submit a letter to the City Engineer requesting permission to use PVC in
lieu of RCP for private storm drain lines.
17. Locate the public water line around the school such that it does not fall underneath
any paving.
18. Fire Hydrant locations must be approved by the Fire Marshal, Travis Cramp. He can
be reached at (972)304-3503.
19. Locate the valve at the stubout to the southeast portion of the property at least 20'
from the end of the line.
20. Install a wastewater access device at the fight-of-way line for the proposed sanitary
sewer.
21. All paving must meet requirements of City of Coppell Subdivision Ordinance. The
paving thickness shown meets the requirement as long as 6" of lime-stabilized
subgrade is provided.
22. Show the location of the stabilized construction entrance on the erosion control plan
and provide a detail.
There are various other minor comments throughout the plans. Once these comments
have been addressed, these marked plans and two sets of revised plans should be
resubmitted to the City for review. If you should have any questions concerning these
