December 1, 1989 Mr. Russell Doyle City of Coppell Coppell, Texas.~_ 75~--- Re/' ~hadow Woods Estates '.~.~~~__o.:88-10-116 Dear Russell: As you know, our alley A-1 along the south boundary line of Shadow Woods has presented a significant design challenge in our preparation of engineering plans for the project The diffiaflty lies in the fact that the elevation profile along the existing fence line is essentially fiat and the new alley, which is directly adjacent to the fence, must meet minimum grade criteria per the City of Coppeil subdivision ordinance. This creates an obvious and unavoidable conflict. Our original concern, as you will recall, was that, along the westerly end of the alley, the paving was lower than the natural ground at the fence line. This was successfully controlled with the use of a curb and concrete rip-rap slope protection. There is now some concern regarding the east end where the paving is higher than the natural ground. Although'it appears that the existing lots on the east end of Oak Grove drain primarily toward the street, some runoff may move to the northwest. four intent at this time is to grade a small ditch between the alley paving and the fence to pick u~ any wat.e.r ~ that arrives at this location. I am hopeful that this will be an acceptable permanent solution; .however, the s~t- uat/on should be momtored after several rams to deternune if a problem exists, q ~ ~ ~ ]~ problems do occur, the next step will be to install a small perforated trench drain to evacuate water to t~ ~dCoppell Road ditch. An easement existing along the rear of our Lot 1, Block A, will allow this. In an unrelated matter, the paving contractor has encroached into a couple of our lots when constructing his ~ 90' alley turns. The only potential problem at these locations concerns underground utilities located adjacent ..... ' ~ ' ' J e~,~ to the paving. To elmunate any potential conflicts, we are In the process of prepanng alley and utihty' - ments that will provide ample working room for the Utility companies. I will submit these to you upon their completion. Aside from these minor problems, we are quite pleased with the construction and the look of the site.
