Box 478 Coppell, Texas 75019 214-462-0022 May 28, 1996 Re: Riverview Estates Floodplain Study (25 acres on Sandy Lake Road) Dear Mr. Thompson: I have received and reviewed the floodplain study submitted by Ron Morrison on your behalf. The study has been signed and is ready to process to FEMA for their review. However prior to submittal, a check in the mount of $280 made payable to the National Flood In~surance Program should be provided. This is the minimum initial review fee for this study. If any additional fees are required, FEMA will provide that information to you at the appropriate time. I would like to bring to your attention that prior to the final letter from FEMA, after the fill has been completed, compaction tests will be required to meet a minimum of 95 % density. As we have discussed in the past, the construction of the temporary access from Sandy Lake Road to the property has created some standing water. Even though it is debatable whether the water should go east or west from this site, the construction of that temporary access has in fact created some standing water from that access back to the west toward Riverchase Drive. Once this fill operation is complete, the access should be removed and the existing borrow ditch along the south side of Sandy Lake Road graded to provide positive drainage. If the fill operation will proceed on for some time, I would request that some type of culvert be placed underneath the temporary access to provide for positive drainage. Again, the report has been reviewed and signed by the City and is only awaiting the submittal of a check in the amount of $280 made payable to the National Flood Insurance Program before it can be processed for approval.
