Dear Mr. Rollings: On August 17. 1994. the City of Coppell received additional information needed to release the remaining lots in the River Ridge Addition· That information consisted of: 1) the assurance from TU that they would sell a strip of land adjacent to and west of River Ridge so that it could be maintained by the Homeowners Association: 2) a copy of a contract to purchase the land by Donald Berg: 3) a letter from the Riverchase Homeowners Association stating that they would maintain the land; and 4) a letter from yourself discussing the schedule for making an); nessesaD,' corrections to the additional 15 foot strip. As you ma)' recall, during the course of our meeting the final item was revised to state that you fully understand that there could be some additional rip rap needed at the inlet adjacent to alley D. Subsequent to our meeting, you and I met with Gary Sieb concerning the need to replat the property and include this 15 foot strip. Based on Gary Sieb's opinion, you will need to replat the River Ridge Subdivision to include the 15 foot strip as a common area. Because of submittal deadlines, it is anticipated that the plat will be submitted for the October Planning and Zoning meeting· The submittal deadline for the October P&Z meeting is September 21st at 12300 noon. As we also discussed, if this development proceeds without the replatting of the property at some point in the next few months, the City still has the ability to withhold building permits on an): remaining lots in the subdivision.
