Dear Mike,
I re-submitted the engineering plans for the referenced
addition this week. The revised plans included changes
requested during the first review. The following is a list
of the revisions as referenced to your review latter dated
November 17, 1993:
1. The drainage plans include a detail showing how the
storm water flows into the easement on the west. TU
Electric owns the land to the west and they will not
grant an easement. The design calls for a headwall
to be constructed 5' off the property line and we
will match existing grade at the base of the
headwall.
2. Water and sewer services are shown to all lots.
Blow off valves are shown at the ends of water lines
in the cul-de-sacs
Bores are shown to be dry bores
General noted were revised as shown on the plan
3. All water line crossing are now shown on the sewer
profiles. Crossings with less than 2' of separation
show concrete encasement.
4. Paving plans now show curb radii on all curves.
Widths of right-of-way and cul-de-sac dimensions are
now shown.
5. Typical alley configurations are now shown and a
general note was added referring to the cities
standard details for alley construction.
6-. ADA ramps are shown at all street intersections and
noted.
7. Drainage flow arrows are now shown on the paving
plans and a general note was added referring to the
drainage plan for overall storm drainage information.
8. A correction to one flow arrow on the drainage plan
was made to properly indicate the surface drainage.
9. A) Sheet 8 now has a detail showing the outfall of
the storm sewer pipe and its headwall.
B) We have received verbal approval for revising the
drainage easement through the golf course property
and a final easement document has been prepared.
C) A note was added about contacting the golf course
representative prior to construction.
D) A note was added about replacing grass sod and
repairing irrigation systems within the golf course
upon completion of the storm sewer pipe.
E) All storm sewer lines are in partial flow as
indicated on the profiles.
10. TU Electric will not grant a drainage easement into
its power line easement. We have located the storm
sewer headwall off the property line 5' to allow for
construction of the headwall totally within our
property. The TU easement is totally within a
designated floodplain.
11. Underground sleeves for TU Electric, cable and GTE
conduits are now shown on the paving plans.
