Texas 75019 ~ ~ The City With A Beautiful Future 214-462-0022 November 17, 1993 Mr. Jeff Crannell CCM Engineering Corp. 1120 Empire Central Place, Suite 308 Dallas, Texas 75247 RE: River Ridge Addition Construction Plans Dear Mr. Crannell: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1. A drainage easement should be provided at the end of Breanna Way and Bradford Drive cul-de-sacs. 2. On the water and sanitary sewer plans (Sheet 2) the following comments should be addressed: a) Show water and sewer services for each lot using different line types. b) Provide blow-off valves at the end of the cul-de-sacs. c) All bores should be dry bores. d) Make the correction in general notes as indicated. 3. On the sanitary sewer profiles show all water line crossings. If the utilities cross within 2 feet concrete eneasement should be used. 4. On the paving plans show all radii, widths, right-of-way and cul-de-sac dimensions. 5. Make the corrections to the alley and typical paving sections as indicated on Sheet 5. 6. Provide down ramps per ADA requirements at all street intersection radii. 7. In the paving plans, show surface flow/direction of water in streets and lots. 8. Direction arrows shown on drainage plan (Sheet 7) appear to contradict. 9. On Sheet 8 address the following comments: a) The outfall of the drainage structures located at the end of the cul-de-sacs. b) An easement should be provided for the drainage system Line 'A' which crosses the golf course. ¢) Provide a note stating that contact should be made with someone with the golf course prior to construction crossing. d) Provide a note stating that the sod on the golf course should be replaced and the existing sprinkler system be repaired if damaged during construction. e) Show hydraulic grade lines based on the 100-year water surface elevation. 10. An easement should be provided for line C & D. Also, label the drainage systems in the plan view (refer to Sheet 9). 11. Show all underground conduit for electric, gas and sprinkler and provide a note stating that all underground conduit should be installed prior to stabilization of subgrade. There are various other minor comments throughout these plans. Once these comments have been addressed, the revised set of plans shouM be resubmitted to the City for review.
