River Ridge Addition Final Plat - located at the southwest corner of Sandy Lake Road and Riverchase Drive. 1. Escrow should be provided for Sandy Lake Road. The amount will be $160 per foot of frontage. 2. The plat should be tied down to the Texas State Plane Coordinate System. 2. The Marks Apartments Preliminary Plat- located along Parkway Blvd. approximately 1000 feet east of Heartz Road. 1. The Floodplain Administrator signature block should be provided. 2. The issue concerning the mutual drainage easement, i.e. ownership and future maintenance, should be resolved. It is my opinion that to insure the long term maintenance, the mutual drainage easement should be incorporated into this property and maintained by this property owner. 3. A median and left turn lane should be provided for the western most drive approach that enters onto Parkway Blvd. Also, the western most drive approach should be aligned with the entrance to Kid Kountry on the north side of Parkway Blvd. 4. Construction plans will be required for the off-site sanitary sewer. 3. S-1073-SUP site plan for driving range and florist (retail limited to seasonal sales outside) - located at the northwest corner of IH 635W and Beltline Road. 1. Is there a reason why this property is not being proposed to be platted? It appears that portions of several pieces of property are being combined to create the boundary of the Texas Shootout Driving Range Development. 2. The site plan should show the location of the inlets on Beltline Road. It is possible that one of them may be in conflict with the northern most driveway.
