VIgl~ Engineering Comments for 9~30/93 DRC Date: October 12, 1993 1. S-1071-Special Use Permit for ceramic tile manufacturing facility (Interceramics) - located at the northwest corner of Gateway Blvd. and Freeport Parkway. 1. Drainage information has been submitted to the City of Coppell Engineering Department for review. Based on the review of that information, drainage easements should be shown on the face of the replat that is going to City Council for approval on October 12, 1993. Generally, the drainage easements will be contained along the west side of Lot 1 and along the north side of Lots 1 and 2. Also, a drainage easement should be dedicated in the southwest corner of Lot 2. All drainage easements should be a minimum of 20 foot in width. Also, there is a large section of the drainage system which will be in a temporary ditch. A minimum hundred foot temporary drainage easement should be shown for that facility. Also, some type of maintenance agreement should be submitted clarifying the maintenance of the temporary ditch section and when the temporary ditch section will cease to exist i.e., when will the permanent system be constructed. 2. When the actual plans are submitted, all hydraulic information should be shown on the plans. 3. It should be clarified who will be constructing the temporary ditch section. 2. S-1070 (R) Special Use Permit for drive-thru restaurant (Boston Chicken) - located near the southwest corner of MacArthur Blvd. and Beltline Road. 1. Thc sidewalk shown on the specific use permit site plan should be at least a minimum five foot in width. 3. River Ridge Addition Preliminary Plat - located at the southwest corner of Sandy Lake Road and Riverchase Drive. 1. AIl xvatcr lincs should bca minimum 8" in diameter. 2. Thc minimum ecntcrlinc radius for all sanitary scwor lincs is 850 foot. 3. Drainage plans and contour information should be provided. The location of the floodplain on the rear of Lots 13-18, Block A cannot be verified without that information. It is my opinion that it could Ix: very difficult to build on Lot 16, Block A, given thc ~tback and thc landscape easoment at thc rear of thc lot. Some considorafion should bc given to possibly eliminating a lot to create a wider Lot 16. This would create areas to contain futurc amenific~ such as s~vimming pools. It is my understanding that thc landscape ease'merit is a non eneroachablc macanent and in fact a portion of thc golf course and golf cart paths are contained within thc landscape easc~nent. 5. Please provide the volume and page number of the existing 15' off-site storm sewer easement that is generally located south of and between lots 7 & 8, Block A. 6. A Floodplain Development Permit will be required. 7. Thc standard floodplain administration signature block should bc provided on thc faec of the plat. 8. Thc distanoc from thc floodplain easement to thc rem' of Lots 13 18, Block A should bc sho~vn on thc facx; of thc plat. 4. Waterside Estates Addition Phase HI - located at the northwest corner of Parkway Blvd. and MacArthur Blvd. 1. Contact should be made with the Coppell Municiple Utility District concerning the existing 27* sanitary sewer line along the south side of this proposed subdivision. That sewer line has recently been televised and some problems were noted in the line. It is recommended that contact be made to insure that 1) you can fie into the line with no problem, and 2) that no section of the line adjacent to the subdivision needs to be replaced with the development of this subdivision.
