Grading Plan Review Comments
Dear Mr. Bentley:
The City of Coppell has reviewed the revised plans for the referenced addition. It is our
understanding that the finished floor elevation of the proposed building was constructed
approximately 1 ½ feet too high, therefore, the grading plans had to be revised. After review of
the revised grading plans, the City of Coppell has the following comments to offer:
1. Since the beginning of construction on this project, we have received numerous inquiries
from neighbors in the Huntington Ridge subdivision. No information has been provided on
your plans as to what will happen between the existing 6' masonry wall and the proposed fire
lanes on this property. You should provide existing elevations at the wall and also provide
grading info on the area between the wall and the fire lane, including both existing and
proposed spot elevations and contour lines. At one area the transition bom the existing
ground to the proposed fire lane is shown as a 1' drop, yet no grading information is shown
as to how the 1' difference from the fire lane to the natural ground will be accommodated.
2. There are other minor comments on Sheet C1 that also need to be addressed prior to re-
submittal of the plans.
Please make the necessary changes and submit these marked-up plans and two sets of revised
