Griffin, P.E., City Engineer RE: FINAL Engineering Comments for DRC 8126193 & 912193 Date: September 15, 1993 13. River Ridge Addition preliminary plat - located south of Sandy Lake Road west of Riverchase Drive. 1. Thc correct scalc should bc sho',vn in thc lov,,cr right hand corncr. 2. Drainage plans and contour information should be provided. The location of the floodplain along the rear of lots 1-18, Block A cannot be verified without that information. 3. The minimum center line radius is 425 foot. There are five center line radiuses less than that, so a variance should be requested. 4. It is my opinion that it will be very difficult to build on Lots 16 and 17, given the setback and floodplain at the rear of the lots. Some consideration should be given to combining lots 16 and 17 into one lot creating a wider lot for construction that would be able to contain future amenities such as a swimming pool. 5. All drainage and utility easements should be shown. Also, the drainage system shown on lots 8 and 9, Block A will necessitate an off-site easement from the golf course. 6. A floodplain development permit will be required. 7. The floodplain that encroaches on lots 1-18, Block A should have dimensions from each corner of the lot from the rear of the lot to the floodplain. 8. Minimum finish floor elevations should be provided for lots 1-18, Block A. 9. Variance for the deletion of alleys for lots 1-18, Block A and Lot 12, Block D should be provided. 10. A variance should be requested for the length of the cul-de-sac between Block A and Block B. 11. This is labeled as a preliminary plat and as such it should not contain the utilities. Utilities should be provided on separate sheets entitled water, sewer, drainage, etc. etc. 12. The other plats in this area have dedicated a fifteen foot landscape easement adjacent to Riverchase Drive. Therefore, it appears as though a fifteen foot landscape easement should also be provided on this plat adjacent to Riverchase Drive for the entire length of the subdivision. This will affect the various lots adjacent to Riverchase Drive. 13. The land immediately north of lot 12, Block D indicates that it is to be dedicated, Please comment to whom and for what. 14. The property north of lot 12, Block D is part of this subdivision and as such it is my opinion that the screening wall should be built all the way to Sandy Lake Road. 15. Off-site easements will be required from DP&L for the drainage system stubbed out between lot 18, Block A and Lot 11, Block B and between Lot 8, Block D and LOt 12, Block B. If dirt is brought in to fill in the low areas, then a flood study will be required. 16. Has consideration been given to the wisdom of locating a subdivision beneath the DP&L towers. 17. Escrow is required for the footage adjacent to Sandy Lake.
