RE: First Construction Review Comments for the Administration Building Annex
Dear Mr. Howman:
The City of Coppell has received the referenced plans and has the following comments to offer:
1. Provide a cover sheet with the next set of plans.
2. On sheet 1 of the plans, is this the existing layout? Also, show a vicinity map, provide
a plat of the property, and show the R.O.W. on Southwestern Boulevard.
3. Will there be any changes in the water /sewer service connections to the building?
4. On sheet 2 of the plans, the fire department requires a 30' inside radius and a 50' outside
radius for fire lanes. Also, show the fire lane dimension and the radii at all ingress /egress
locations. Provide a 30' radius at all ingress /egress driveways for the fire trucks.
5. All signs and markings to be installed per TxMUTCD.
6. On sheet 3, relocate the power poles at the locations shown on the plans. Show the
proposed flume. Also, the size of the flume may not be sufficient to carry the runoff of
the entire property to the ditch.
7. On the grading plans, the spot elevations are illegible. Provide a readable set on the next
set of plans. Also, a drainage easement is required at the location shown on the plans.
8. Please provide hydraulic calculations and an on site and off -site drainage area map on the
next set of plans. Also, how do you propose to pick up the runoff at the northeaRt corner
of the property?
9. On the erosion control plan, install silt fences at the locations shown on the plans.

There are various other minor comments throughout these plans. Once these comments have been
addressed, the revised set of plans should be resubmitted to the City for review. If you should
