Subject: Response to marked up plans
Riverside Church of Christ
Dear Mike,
We have revised the plans (submitted to you last year). This letter is in response to the comments
on the marked up plans:
1. We have revised the plat dates and added easements for the water lines added per you comments.
2. We added street names, radii, a drainage area sheet, drainage area calculations (tabular). We
shaded the areas where improvements would occur. The owner eliminated the north parking lot
entirely.
3. We added City of Coppell Standards as we thought were needed. We are not adding or
modifying the any of the drives.
4. We added manholes on the drainage system. Concerning detention: The new building is being
placed over the existing parking lot on the east side of the building. The Building Addition
virtually offsets the parking lot area for area.
The only pervious area we are adding is a 17,200 s.f. parking lot that increases the runoff from
existing conditions about 2.27 cfs.
5. We added notes on the paving plan instructing the contractor to use the City of
Coppell standards where applicable and the standards on the sheet for all other
areas.
6. We added an Erosion Control Plan. We have submitted Notice of Intent to
EPA for both the owner and contractor.
