Dear Mr. Peoples:
Thc City of Coppell has reviewed thc referenced plans and has the following comments to offer:
1. Provide a cover sheet with thc name of the development, property owner, engineer, a
vicinity map, etc.
2. A drainage area map needs to be provided showing drainage calculations. If the offsite
drainage system is not designed to handle the 100 year storm event, then a detention area
needs to be provided.
3. On each sheet indicate what are existing improvements and what are proposed
improvements.
4. Label the streets adjacent to the property.
5. Label the proposed storm sewer profile view.
6. All pavement joints should be sealed with silicone.
7. As per the City's Subdivision Ordinance all concrete paving should be constructed on 6"
lime stabilized subgrade. If you want a variance to the ordinance then a letter needs to be
submitted requesting a variance and a proposal to either increase minimum thickness by at
least one inch or increase concrete strength to 4000 psi.
8. An erosion control plan must be provided.
9. Manholes should be provided on the proposed private storm sewer system for maintenance
of hydraulic purposes.
There are various other minor comments throughout the plans. When all comments have been
addressed, please return these marked plans and two sets of revised plans to the City for
