RE: Coppell Middle School North
Dear Mr. Howman:
The City of Coppell has received and reviewed the referenced plans and has the following comments
to offer:
1. Please remove the contour lines on the plat.
2. Show the widths of driveways on the dimensioned site plan.
3. Show the radii of all driveways.
4. Need to show the 5 foot sidewalk one foot off the property line.
5. Make the changes to the paving notes as indicated on sheet C2.3.
6. Provide two 4" PVC pipes and traffic pull boxes underneath the paving of Natches Trace
Drive at the intersection of Denton Tap Road for future traffic lights.
7. Include striping and signage for deceleration lane, Natches Trace Drive and the future
public road.
8. Make changes to the general grading and drainage notes as indicated on sheet C2.5
9. A temporary offsite drainage easement is required for grading adjacent to Denton Tap Road.
10. Label the temporary asphalt median on sheet C2.9.
11. On the intersection detail sheet, provide a note to paint curb yellow and to place traffic
button to delineate curb.
12. The sidewalk on the north side of Natches Trace Drive needs to be extended to the brick
pavers band.
13. A barrier free ramp needs to be provided at the intersection of Natches Trace Drive and the
future public access road.
14. The location of brick paver bands for the future public access road needs to match what was
done in the Vistas of Coppell development (see sheet C2.11).
15. Provide concrete collars at all locations where the storm drainage pipes change sizes.
16. Provide a profile view for area drain laterals. Also, provide profiles for lateral B-2 & C-7.
17. The following comments need to be addressed on the utility sheet C 2.21:
a. There are 2 north arrows and 2 scales shown on this sheet. Please remove the incorrect
north arrow and scale.
b. Provide a waste water access device for both buildings. Contact Matt Cast, Supt. of
Public Services, at 304-3551 if you have any questions.
c. Install sanitary sewer cleanouts at property line.
d. Add water valves at locations indicated on the plans (22 valves). Also, make changes
to notes.
e. Fire hydrants to be spaced at 300 foot intervals along roads and fire lanes. Contact
Travis Cramp, Interim Fire Marshal at (9?2)304-3503 for locations.
f. The water line to be stubbed to the east needs to extended 20 feet and/or one full joint
past water valve.
g. It is recommended to make separate taps for the f'ue line and domestic water meter
h. Any sanitary sewer lines outside the right-of-way are to be private.
18. We need to discuss if the f'Lre lines need to be public or private.
19. Remove the detail of valve installation from sheet C2.28 and provide note "to use City of
Coppell details". Also, make the changes to the details on sheet C2.17.
There are various other minor comments throughout the plans. Once these comments have been
addressed, the marked up plans along with two revised sets of plans should be resubmitted to the
