TRANSPORTATION: Denton Tap Road is a P6D, a six-lane divided (120 foot r.o.w.); currently, a two-lane roadway; the S.H. 121 Bypass will be built to freeway standards with access roads in 450 feet of r.o.w. (The service roads from the Tan'ant County line to The Colony are scheduled for completion within 2 1/2 years. The timing of the upgrade to freeway status is dependent upon whether or not the project is approved as a toll road.) DISCUSSION: There are no major outstanding issues with regards to this final plat, only modifications required on some of the exhibits. The substantive corrections involve the landscape plan. Ail trees shown must be at least 2 inches in caliper, as well as all off-street parking spaces facing Natches Trail and the adjoining vacant property to the west must be screened with plant material at least 30 inches in height at the time of planting and be of species that will attain a minimum height of 3 feet after a year of planting. In addition, the applicant will have to show a solid 6-foot high masonry wall along Vista Ridge Boulevard on both the landscape plan and the site fence detail plan, as agreed at the Council's February l lth meeting. RECOMMRNDATION TO THE PLANNING AND ZONING COMMISSION: Staff recommends approval of the final plat subject to the following conditions: 1) Correct typographical errors found in the City Officials signature block on the Final Plat. 2) Delete MF-2, HC, C and LI zoning reference, only show the SF-7 zoning reference on the Final Plat. 3) All trees on the Landscape Plan must be at least 2 inches in caliper. 4) Where the CE symbol appears on the Landscape Plan use only Cedar Elms. 5) Show solid 6-foot high masonry wall along Vista Ridge Boulevard on both the Landscape and Site Fence Detail Plans. 6) All off-street parking facing Natches Trail Drive and the adjoining vacant property to the west must be screened with plant material at least 30 inches in height at the time of planting and attain a minimum of 3 feet height after a year of planting.
