TRANSPORTATION: Wrangler Road is an unimproved C4U to be build in 60 feet of r.o.w. Item 14 SURROUNDING LAND USE & ZONING: North - Park West Commerce Center; LI (Light Industrial) South- vacant; A (Agriculture) East - Northlake Business Park; LI (Light Industrial) West - vacant; LI (Light Industrial) COMPREHENSIVE PLAN: The 1987 Plan shows industrial use as most appropriate here. DISCUSSION: This past May, the Planning and Zoning Commission denied the Final Plat on this parcel because the applicant was not ready to proceed with the project. The purpose of this Final Plat is to provide an official record for the present ownership of 51.8 acres of property on Wrangler Drive. The approval of this Plat will not only bring the property up to current regulatory standards, but also permit the Coppell Independent School District to build future additions to its existing campus. RECOMMENDATION: Staff recommends approval of this final plat subject to the Roadway Impact Fees being paid.
