commercial as most appropriate land use.
DISCUSSION:
The Coppell Middle School is currently on an unplatted piece of property. The purpose of this
final plat is to provide an official record for the present ownership of 51.8 acres of property
on Wrangler Drive. The approval of this pht not only will bring the parcel of property up to
current regulatory standards, but also it will permit the Coppell School District to build any
future additions to its existing campus. However, any future expansion on the property may
require a Special Use Permit because the Coppell Middle School in a non-conforming use on
commercially zoned property.

Staff recommends approval of this final plat with the condition that roadway impact fees are
paid.
