Dear Mr. Elmore:
The City of Coppell has received and reviewed the referenced plans and has the following
comments to offer:
1) The Architectural sheets and Engineering sheets show two different building location.
Please clarify the building location.
2) The screening wall should be designed by a licensed Professional Engineer.
3) Fences can not be located in drainage easements unless the easement is used for
underground lines. If the fence is permitted to be placed in the
easement then a Hold Harmless Agreement letter should be submitted to the City.
4) A portion of the school building is shown to be located in the drainage utility
easement. Address this problem and make the necessary changes to locate the
building outside of the easement.
5) An access to the proposed Ring Road should be shown on the northwest comer of the
school. Also show the 30 foot right-of-way line for the Ring Road.
6) All concrete walks located in the City right-of-way shall be constructed with # 3 bars
on 18 inch centers longitudinally and 24 inch centers transversely.
7) The minimum thickness for pavement shall be 6 inches.
8) Recheck and verify the flowlines for the roof drain. There appears to be a low
section in the drain on the northeast side of the building (Refer to sheet 2.10).
9) Referring to the Site Traffic Sign Detail No. 12 on sheet 2.4, the dimension of 7 feet
should be shown from the ground to the bottom of the stop sign.
Once these comments have been addressed, the revised set of plans should be resubmitted to the
