Proposed Coppell High School -- Offsite Easements
Dear Mr. Rutledge:
We are in receipt of your April 7, 1987 letter regarding the
above referenced project and have no objection to the easements
being dedicated to the City of Coppell as public drainage and
utility easements. However, since the ditches are constructed of
earth with grassed side slopes and bottom, not concrete pilot
channel as provided for in the subdivision ordinance, it is our
opinion that the City will not be responsible for maintenance.
Please have the Coppell MUD confirm, in writing, their acceptance
of. the agreement to dedicate these easements to the City of
Coppell, and have the School Board provide acceptance of
responsibility to maintain the channel.
We would also request that you forward copies of the easements to
the City Attorney, Mr. Larry Jackson, for his review and
approval. After changes have been made and all approvals
secured, we have no objections to you filing these documents in
Dallas County Deed Records. Please provide the City with copies
of the filed document. City approval is contingent upon City
Attorney review and the school's acceptance of maintenance
responsibility, due to the fact that it is not in conformance
with the City of Coppell subdivision ordinance and City
standards.

Dear Mr. Rutledge:
We are in receipt of your April 8, 1987 letter in reference to
the above; and specifically, comments concerning the rip,rap
lining on the outfall channel; and offer the following
information.
our comments were based on the City of Coppell subdivision
ordinance policy which states ". . . If open channels are used,
side slopes of 4:1 with concrete or stone rip-rap pilot channels
shall be constructed." We have no objection to allowing
construction as indicated with the understanding by all concerned
that the City will not be responsible for maintenance of the
channel, and that the school shall be expected to maintain the
channel within the easement. City approval will be subject to
receiving a letter from the School Board accepting the
maintenance responsibility of the channel.
