Legal Land Description for Parcel 2
Being a tract of land situated in the J.A. Simmons Survey, Abstract No. 1296. City of Coppell,
Dallas County, Texas and being a part of that called 37.02 acre tract of land described by Deed
recorded in Volume 67199, Page 0795, Deed Records of Dallas County, Texas and being more
particularly described as follows:
COMMENCING at the Northwest corner of said 37.02 acre tract, said point being on the north
line of said Simmons Survey, and being in the north line of a tract of land conveyed to the City
of Coppell by Deed recorded in Volume 73176, Page 1415, Deed Records of Dallas County,
Texas now known as Bethel Road (50 foot right -of -way);
THENCE South 89° 09 minutes 08 seconds East, with the north line of said City of Coppell tract
and said Bethel Road, same being the north line of the Simmons Survey and the north line of said
37.02 acre tract, for a distance of 335.180 meters (1099.66 feet) to the POINT OF BEGINNING;
THENCE South 89° 09 minutes 08 seconds East, departing the north line of said City of Coppell
tract and continuing with the north line of the Simmons Survey and the north line of said 37.02
acre tract, for a distance of 14.301 meters (46.92 feet) to a point for corner in the west line of Belt
Line Road (100 foot right -of -way), said point being the southernmost southeast corner of a tract
of land conveyed to the Alexander Investment Trust by Substitute Trustee's Deed and Bill of
Sale recorded in Volume 90065, Page 1902, Deed Records of Dallas County, Texas;
THENCE South 00° 46 minutes 52 seconds West, departing the north line of the Simmons
Survey and along the west line of said Belt Line Road, for a distance of 0.293 meters (0.96 feet)
to a point for corner at the intersection of the west line of said Belt Line Road with the north line
of said City of Coppell tract, said corner being the beginning of a non - tangent curve to the left
having a central angle of 02° 20 minutes 48 seconds, a radius of 349.281 meters (1145.92 feet)
and a chord bearing and distance of North 87° 58 minutes 44 seconds West, 14.305 meters
(46.93 feet);
THENCE in a Northwesterly direction, departing the west line of said Belt Line Road and along
said curve to the left, same being the north line of said City of Coppell tract, for an arc distance
of 14.305 meters (46.63 feet) to the POINT OF BEGINNING and containing 1.39 square meters
(15 square feet), more or less.
