Dear Ms. Daneshmand:
Subject: Flood Control Problems at 252 Plantation Drive
I am writing to you to obtain assistance and relief from drainage
waters which are causing severe erosion problems at the property
located at 252 Plantation Drive, Lot 20, Block A, Shadow Ridge
Estates, in the City of Coppell.
I purchased the property from developer Robert Kresler in May
1989 with assurances that the city would be responsible for
maintenance of the 65-foot flood control and drainage easement
across the rear of my property. At that time the property contained
a 10-foot deep channel (a "mini-Grand Canyon") and three smaller
channels caused by drainage from rains and floodwaters. At that
time I hired Brim Mowing Services of Carrollton to use a tractor to
renovate the damaged slope.
This year's rains, however, have completely erased the extensive
tractor work. Hundreds of gallons of acre-feet of water come
flooding down per minute to the drainage ditch from the open
ranchland behind the Shadow Ridge development. Future rains will
continue to erode the subject property and tractor work, it is
obvious, will only provide a temporary fix for the problem.
What I feel is needed is a permanent diversion of floodwaters from
the subject property or a lock-step dam to accommodate the flood

overflow as it reaches the subject property. This letter is being
written in an effort to initiate a permanent solution to the problem.
Photographs which depict the extent of the damage and hopefully,
convey some idea of the volume of water that passes along this
portion of the easement during and after a rainfall, are included.
I would appreciate it if you would inform me 1) prior to any work
being done to resolve this flood control problem on this property and
2) prior to any city employees setting foot on my property for
examination of flood control problems. NOTE: The cottonwood tree
at the edge of the erosion area and all other trees and shrubbery
along the bottom of the existing drainage ditch are not to be
disturbed by city employees under any circumstances. Please
respect my request in this matter. I may be contacted at (214) 718-
6932 during the day and at (214) 462-8830 in the evenings for a
visual examination of the property.
Looking forward to working with the city for a viable solution for the
flooding problems at 252 Plantation Drive in Coppell.
Sincerely,
Sandy Smith Ryder
