Pursuant to the final p ~ Shadow Ridge Estates, Phase
both Sinacola and American have indicated all items are complete
except for two items. The remaining items are the setting of the
water meter boxes which were previously set but have since settled,
and reshaping the drainage in the R.O.W. to insure adequate drainage.
Steve Morton and I had previously agreed upon Centex doing the final
regrading with the construction of the nine houses. The reason for
this agreement is because of the water and sewer service trenches to
the houses~ side walks, and construction traffic will rut and destroy
any drainage in tke parkway. Moreover, Centex will have to do a final
lot grading with the completion of each house before the placement of
grass in the front yard and the placement of water meter boxes to the
appropriate height. Hence~ with the very fine grading it will take to
make the drainage work in the R.O.W.. Steve decided that this work did
not have to be done for alley and utility acceptance, then destroyed
and redone; but it could all be done before issuance Certificate of
occupancy of the houses.
I hope this satisfies all the City's remaining punchlist for Shadow
Ridge Estates, Phase 3, so that the City can give a Conditional City
Acceptance and Centex can have building permits released. If you have
