Dear Mr. Jackson:
I have received your letter dated January 20, 1993, in reference to the grading on the
north end of Lakeside Elementary School. The purpose of the meeting in October,
1992, was to review the area at the northwest corner of the school site as this area
seemed to be holding water due to the earthwork that had been done on your house lot
at this location.
Robert Howman, Mike Elmore and myself met you at the site to review this situation. I
stated my concerns and you indicated that you could handle this area by draining this
area to the west to MacArthur or to the east to drain on your new street, thereby eliminat-
lng the ponding water. We then walked to the east of this location along the property
line as you stated that you had some concerns about a Iow area located between the
school building and the street. It was decided that you could grade this area to your
proposed street in order to eliminate this Iow area as your street elevation was higher
than the natural ground. You left us with the impression that your contractor would be
doing this work and there would be no cost incurred by the school district.
I have checked with Mike Elmore and he stated that grading plans were sent to Unzicker
Schnurbush and Associates way back on May 22, 199~(copy of transmittal attached for
your review), so that coordination of the grades could be done at this location. Any
problems involved with the grades in this area should have been noted in May, 1992, so
that they could have been resolved. It is my understanding through Ayres Associates
that the City of Coppell requested the school district to send grading plans to your en-
gineer for this to be coordinated. By this time (May, 1992), the school district's plans
were already approved by the City of Coppell and construction was well underway.
Again on October 14, 1992, grading plans were sent to you from Mr. Elmore (transmittal
attached) for your use after the meeting at the jobsite stated earlier in this letter.
For all of the above stated reasons, I feel that the school district has done everything in
our power to cooperate and find a solution to this problem, but in no way do I feel that
any costs should be incurred by the district for any corrective work which needs to be
done due to your development causing water to pond on the school site.

Therefore, as the owner's representative I am requesting that you provide me with your
solution to this situation as soon as possible, as this problem is delaying the construc-
tion of the school building sir, ce Friday, January 15, due to the fact that T.U. Electric
cannot set switchgear pads until the final grades are known.
