LEE ELEMENTARY SCHOOL - FINAL PLAT

LOCATION: Approximately 633 feet north of Sandy Lake Road, along the
west side of Samuel Boulevard.
SIZE OF AREA: 9.88 Acres
REOUEST: Approval of a final plat.

HISTORY: A Special Use Femit for a Food Lion food store, and plat
activity to create a church site has recently occurred on
the property Just south of this parcel.
TRANSPORTATION: Samuel Boulevard has been improved to standard with a 60
foot right-of-way; Sandy Lake Road, currently two-lane is
planned to eventually be a six-lane divided major
thoroughfare.
SURROUNDING LAND USE & ZONING:
North - Meadow Ridge condos on 'MF-2" zoned land
East - The Woods subdivision on 'PD-SF-9' zoned land;
St. Ann's Catholic Church on 'SF-9' zoning
South - Vacant, 'C' zoning, although the Coppell Church
of Christ and a Food Lion food store are
planned for construction
West - Single-family residence on 'SF-12' zoned land
COMPREHENSIVE PLAN:
The CoMprehensive Plan shows the tract being used for an
elementary school.
ANALYSIS: The comments made on the preliminary plat sulxaittal are
relevant here, too. That is, the school is already in
existence, an addition is proposed (9 classrooms, 6 teacher
work roo~s), platting ~ust occur before a building permit
to construct the addition is authorized, all relevant
platting fees need to he paid.
In addition, there is an open surface drainage channel on
the western'property line. As a general rule, staff does
not condone open drainage areas (particularly on school
sites), but because the school is already in existence, a
substantial cost would he imposed on the school district to
require underground drainage at this point in time, and the
fact that the school district has agreed to an inlet being
constructed on their property to relieve an existing
drainage problem downstream, staff is inclined to recommend
approval of the final plat document.
