LOCATION: Approxi~ately 633 feet north of Sandy Lake Road, along the
~est side of Samuel Boulevard.

HISTORY: There has not been a great deal of recent zoning activity
in the area, although property iemediately south of this
parcel has been granted a Special Use Permit for a Food
Lion food store, and plat activity to create a church site
was recently approved adjacent to the school.
TRANSPORTATION: Samuel Boulevard has been improved to standard. Sandy
Lake Road is on the thoroughfare plan as a slx-lane divided
highway; today it is a two-lane road.
SURROUNDING LAND USE & ZONING:
North - Neado~ Ridge condos on "HF-2' zoned land
East - The Woods subdivision on 'PD-SF-9' zoned land;
St. Ann's Catholic Church on 'SF-9' zoning
South - Vacant, 'C' zoning, although the Coppell Church
of Christ and a Food Lion food store are
planned for construction
West - Single-fa~ily residence on 'SF-12' zoned land
COHPREBENSIVE PLAN:
The Co~prehensive Plan sho~s the parcel as being utilized
for an elementary school.
ANALYSIS: Because the property has already been developed for a
school, staff would recommend that this plat be approve.
In essence, the school district is interested in expanding
Lee Elementary by adding a nine classroom, six teacher
workroom addition. The procurement of a building permit is
conditioned upon the property being platted; hence, the
request before you here. We are also reviewing a final
plat for this property, and are assured that conditions for
final plat approval will be complied with by the
applicant. All plat application fees need to be paid
before any construction work is done.
