HEARING DATE: January 8, 1991 LOCATION: South of Sandy Lake Road, along the east side of Coppell Road. SIZE OF AREA: 9.45 Acres REQUEST: Approval of a preliminary plat. APPLICANT: Coppell Independent School District 1201 Wrangler Drive Coppell, Texas 75019 (214) 471-1111 HISTORY: There has been no previous activity on this site. TRANSPORTATION: The present condition of Coppell Road is a two-lane asphalt roadway. Roadway assessment cost is calculated at $130 per front front, and the total amount calculated for this plat is 873,336.00. SURROUNDING LAND USE & ZONING: North - Vacant, single-family "SF-7" zoning East - Single-family structures, "SF-12" zoning South - Single-family structures, "PD(SF-9)" zoning West - Single-family structures, "PD(SF-9)" and "SF-12" zoning ANALYSIS: The purpose of this preliminary plat is to create a legal building site for an elementary school, which will be identical to the Barbara Austin and Mockingbird schools. This school will be a two-story building, with 72,000 square feet of area. Application fees for the preliminary plat have not been paid at this time and Water and Sewer Fees, and road assessments will be addressed during the final plat stage.
