Box 478 Coppell, Texas 75019 FILE JAN j , Re: Sou Corner Sandy Lake and Denton tip Dear Ken: Mr. Gary Seib suggested I write you concerning a problem that has surfaced regarding the Slider and Blues Restaurant site. We are being advised that water and sewer service is not available to our property boundary as was previously the case. Several years ago the City approached the property owners of the four comers of the intersection of Sandy Lake and Denton Tap Roads to assist in the intersection's improvements ahead of schedule. We represented two of the four corners to participate in the intersection improvement, were responsible to see that $100,000 was paid for such improvements and were willing to assist the City with these improvements under certain conditions. One of the conditions was water and sewer service would be available to our property boundaries along with the widening of Sandy Lake and Denton Tap Road by stubbed -in connections at the new property boundaries. The change in property boundaries was a result of the dedication of additional land for the widening of the intersection along both Sandy Lake and Denton Tap Roads. Prior to its improvement, Denton Tap Road was a two -laned asphalt county road. The sub - contractor for Slider and Blues is advising us now that there will be an approximately $9,000- 15,000 additional fee and cost to connect to water and sewer service at the Slider and Blues Restaurant location because water and sewer service is not to our boundaries but is under the present street. This is unexpected on our part as we anticipated the City would fulfill its obligation to provide the water and sewer service connection at the new property boundary. I would appreciate your checking into this situation and advising us how best to proceed Of course with Slider and Blues under construction and looking for an opening in early March the situation has become mom- important to promptly resolve.
