The City of Coppell has reviewed the referenced plans and has the following comments to
offer:
1. Please try to clean up the site plan so that it is easier to read. Make the different line
types /weights more distinct and since the grades are shown on other sheets, you can
remove the contours from this sheet.
2. The proposed fire hydrant needs to be within 3' of the fire lane.
3. A letter needs to be submitted to the City Engineer requesting a variance to the
Subdivision Ordinance paving requirements for lime - stabilized subgrade. Increased
concrete strength and 95% subgrade compaction in lieu of lime stabilized subgrade has
been approved in the past.
4. An off -site drainage easement will be required for the proposed drainage work to the
south of the property.
5. The area of the future hike and bike trail adjacent to the property needs to be graded to a
2 % cross -slope as part of this development.
6. Provide a profile for the proposed 8" public sanitary sewer.
7. Locate water meters such that they do not fall within the proposed sidewalk.
There are various other minor comments throughout the plans. When all comments have been
addressed, please return these marked plans and two sets of revised plans to the City for
