RE: Smart Start School of Coppell
Dear Mr. Akin:
The City of Coppell has received and reviewed the referenced plans and has the following
comments to offer:
1. On the site plan, please lighten the information provided pertaining to utilities.
2. The maximum driveway width at the right -of -way line is 30'.
3. The proposed sanitary sewer line located within the easement will be a minimum of 8"
diameter line.
4. Where possible, locate the public sewer line such that it is not beneath concrete
pavement. Consider locating the line in or adjacent to the Natches Trace right -of -way.
5. Permission and an off -site drainage easement will be required for a portion of the storm
drain to the south of the property.
6. Any grading done off -site will require permission from the adjacent property owner. No
grading will be allowed in the 100 -year floodplain without an approved floodplain
development permit.
7. Clarify what is proposed to handle the off -site drainage from the property to the north.
8. Any street crossings for utility construction will be made by dry bore.
9. Remove the landscaping and irrigation plans from the civil set of plans.
There are various other minor comments throughout the plans. Once these comments have been
addressed, these marked plans and two sets of revised plans should be resubmitted to the City
