Texas 75019 //~/~ The City With A Beautiful Future 972-462-0022 k.~// /.Z__../ ~o ~ox4~ July 7, 1998 Mr. Michael Lease Structures and Interiors, Inc. 2855 Exchange Blvd., Suite 300 Southlake, TX 76092 RE: Solomon Dental Building Dear Mr. Lease: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1. Provide lab reports for paving design. 2. Provide note on paving plan referencing variance request letter dated June 17, 1998. that the variance applies to private paving only. 3. Paving for drive approach in City fight-of-way will need 6" of flex base or 6" of lime- stabilized subgrade. 4. Show brick paver band extending to edge of pavement. 5. What is the concrete area next to the dumpster on the west end of the parking area? If this is a parking space, consider reworking the parking area to allow easier access and egress to this space. 6. Show the size of the existing sanitary sewer lines. 7. Meter and valve boxes cannot be located beneath paving. Also, meters must be located in fight-of-way or easement. 8. Sanitary sewer cleanouts need to be located at the easement line. 9. Show a drainage area map, with a drainage computation table indicating intensity, C- value, and Q~00 for each drainage area. 10. Show a paving detail for the northwest corner of the parking lot near the dumpster. Is this curbed? How are you controllif~g the flow of water? Also, show a flowline of the sanitary sewer connection into the existing manhole. l 1. Contact the Fire Marshall, Travis Crump, at (972)304-3503 about fire hydrant locations. 12. Remove site plan and sheets L1 through MD2 from the engineering review packet. City Engineering does not review these sheets. There are various other minor comments throughout the plans. Once these comments have been addressed, these marked plans and two sets of revised plans should be resubmitted to the City for review. If you have any questions concerning these comments, contact me at (972) 304-7019. Sincerely, Kent M. Collins, E.I.T. Graduate Engineer
