SURROUNDING LAND USE & ZONING: North- Andy Brown West Park; TC South - Huntington Ridge residential subdivision; PD-SF-9 East - Vacant; TC West - Cottonwood Creek floodplain; SF-12 COMPREHENSIVE PLAN: The Comprehensive Plan shows the property suitable for neighborhood retail uses. Item # 11 DISCUSSION: The office use, building design and material selections will provide a suitable transition from the retail use on the corner of Parkway and Denton Tap to the residential neighborhoods west of Cottonwood Creek. The s~:te layout and landscape plans comply with City requirements, except that t_he public sidewalks need to align with the brick paver band in the driveway. Since the paver band is inside the property line, a sidewalk easement will be required.
