Dear Mr. Ratliff,
Mv name is Jim Livernois and my wife and I ~re having a Fox & Jacobs hcme built at
2~0 West Bethel School Road (Shadow Ridge Estates. ) I am writing to r _equest a
variance and an appearance before the City Council.
According to *_he plot plan (see attached), a visibility tria~_~i'e on the northeast
corner of the lot' rec~3'4 res that the fence for the .yard angle frc~ tb~ northern
side of the lot to t~e eastern side of the lot (dashed 1/ne on the plot plan) and
cutting off a fair size piece of lawh frc~ the back yard. ~hile I understand and
a=ree with the concept, I question both the size and~ need for the triangle on t_his
lot.
200 W. Bethel School Road sits on the w~stern corner of Bethel School and Planta-
tion Drive. Plantation Drive is a divided t-w~-way street when one first enters
Shadow' Ridae Estates frc~ Bethel School Road. The alley which services this
address exits onrm Plantation Drive on the western side of the division. Traffic
on the west side travels one-way north to south..
A driver exiting this alley must stop before entering onto Plantation Drive and
look to the left (north) to check for possible onccnztug traffic. There is minimal
need to check traffic to the right (south) o~hmr than for any possible back up.

The' variance I am r _equesting is the elimination of ~ visibility triangle. When
entering a two-way street, a driver needs an optima! field of visicm of 180°. This
field of vision is reduced when entering a one-way street. The elimination of the
visibility triangle, and subs ~equent placement of the backyard fence, wo~ld not
interfer %%th a driver's field of vision when exiting the alley onto plantation
Drive. ~-Tuts variance would allow for greater space utilization of ~due backyard by
the owner.

better understand this variance reql~st and how granting this recuest ~uld not
~eopardize driver/traffic safety and make a hcmeowner very happy. My ~fe and
~ are looking forward ~o livinc in Coppell and enjoying many years at our new
