Dear Taryon:
We have reviewed the above referenced item, and offer the
following comments.

1. -~We have no comments regarding the zoning request.
On the preliminary plat, Bethel Road as shown on the
Location map should be extended to connect with Denton Tap
Road.
3. Indicate a screening wall to be constructed on the
~ preliminary plat if required along the alley running
parallel to Carriage-Street.
4. -~t the time of final platting, an~;crow~ shall be required
along the frontage to Bethel School~R~d and Harris Drive
(if unimproved) for one-half of the future construction to
Bethel School Road and Harris Drive. Based on an estimated
$100.00 per front foot cost for Bethel School Road, the
required amount would be $48,071.00 for Bethel School Road
and based on an estimated cost of $75.00 per front foot for
Harris Drive, the required amount would_~~Zx37~6.50.
Thus, the total escrow amount due would b~$77,427_.50.~ The
actual amount due to the City will be base actual
cost when constructed and the escrow account adjusted
accordingly at that time. This escrow will be required in
lieu of the construction of a half street.
5. Provide anticipated water and sewer demands.
8" is the minimum size sewer main allowed per the Sub-
Division Ordinance.

Show how the proposed waterline extended down Harris Street
can be looped in the future.
