HISTORY: The property immediately east of this tract was rezoned from C to C-SUP
for a Sonic restaurant around the first of this year; the property
immediately to the northwest was rezoned to PD SF-9 approximately 18
months ago.
TRANSPORTATION: Denton Tap Road is a P6D built to standard (six lane, divided
street contained within a 100 to 110 foot r.o.w.).

COMPREHENSIVE PLAN: The Plan shows this area to be developed with commercial uses.
ANALYSIS: This rezoning will remove a potential problem development site from remaining
vacant and creating a health hazard (unkempt, trash collector, vermin habitat,
etc.), and staff strongly supports the request. This application coupled with the
replat of Huntington Ridge, will bring to closure the efforts of this property
owner, city staff, and the potential developer of this parcel. If the zoning and
plat are approved, the resulting lot will be one of the largest in the subdivision.
Staff recommends approval of the request with the note that fees will be
determined after the change, landscaping and irrigation modifications might need
to be made through coordination with our Parks staff prior to construction, and
indication of a water line to be installed in r.o.w south to north of Denton Tap
(actually on lot 1, block A where the Sonic is being constructed) needs to be
recognized.
