See comments under the Preliminary Plat. ~9..~The Blue Addition. Preliminary Plat, located along the west side of Denton Tap Road approximately 1130 feet south of Parkway Blvd., at the request of Dowdey, Anderson and Associates, Inc. 1. They are showing about a 70 foot spacing on the driveways. This does not meet our minimum requirements. They may want to go off-site to the north and obtain an ~s easement to install an additional drive approach that meets our standards. 2. This property needs to be annexed into the Municipal Utility District for sanitary sewer service. This could be a problem. 3. Any assessments for the improvement of Denton Tap Road should be paid. 4. Please explain what the property on the south side of this addition that is labeled Coppell ISD tract is. It is my understanding that at one time this was proposed to be a right-of-way for a future street. Is that still a viable proposition or is the property going to be utilized for some other use? :5. Lot 2 has no access. It is also my understanding that there is talk about taking access from the Huntington Ridge Subdivision and making lot 2 a part of the Huntington Ridge Subdivision. Is that still being considered,9 If so, should a screening wall be required around lot 1.9 6. The proposed 8" sanitary sewer on the William and Pat Boorhem Tract needs a 20 foot off site utility easement. Also, a 20 foot easement should be provided on-site for the sanitary sewer. 7. The driveway onto the site from Lot 2, Block A Coppell High School Addition should be moved a minimum of 50 foot west of Denton Tap. 8. A left turn bay should be built for the existing median opening for north bound Denton Tap.
