Dear Mr. Schneeberg:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
1. A 20' drainage easement will be needed for the proposed storm drainage system.
2. The following comments need to be addressed on the Grading & Drainage Plan:
a. Provide drainage calculations for proposed drainage systems.
b. Provide profile views for all proposed storm drainage system showing all utility
crossings.
c. What happens to drainage between the back of curb of Belt Line Road and the
proposed access drive?
d. What is the size of the proposed drop inlet on the south side of the property?
e. The depth of the proposed drainage stub-out to the south property may need to be
deeper to be sure adequate depth is provided for the drainage system to be extended
in the future.
f. Provide proposed grades along the north property line. Need to indicate which
direction the drainage will be going adjacent to Belt Line Road.
3. The following comments need to be addressed on the Paving Plan:
a. Show the length of the storage and transition for the proposed left turn lane on Belt
Line Road.
b. The proposed driveway needs to have brick pavers as per City details; needs to match
existing driveway on the east side of the development.
c. As per City's Subdivision Ordinance, all concrete paving to be on 6" of lime
stabilized subgrade.
d. Provide note on plans indicating that the left turn lane to be constructed as per City of
Coppell Standard Detail.

e. What will be installed in the narrow median section of proposed left tum lane? Brick
pavers, concrete, etc.?
f. Indicate on plans how much of existing paving will need to be removed to make
connection to the existing paving. Provide note that all proposed paving connections
to existing paving to be constructed as per City of Coppell Standard Detail.
g. Provide double, white, round, reflector buttons on 30" center for left mm lane.
h. Show the 10' hike and bike trail along the north side of property. This trail should be
a meandering trail similar to what was constructed to the east of this site in fxont of
the St. Marion apartments. Also this trail must be constructed as per the Standards
for Hike & Bike trails.
4. The following comments need to be addressed on the Utility Plan.
b. Indicate on the plans the size of the proposed domestic and irrigation meters.
c. In the past, the Fire Marshal has indicated that the minimum size for the fire line must
be 8". Therefore, please contact Travis Crump, Fire Marshal, at 972-304-3503 to
verify fire line size and fire hydrant locations.
d. A valve needs to be placed at least 20' from end on fire line as shown on the plans.
e. The existing 12" sanitary sewer line on the east side of the development needs to be
extended west to the west property line.
5. Provide copy of recorded fire lane access easement document for the off-site driveway.
6. The proposed monument sign must be located further south, outside of the 20' utility
easement.
There are various other minor comments throughout the plans. When all comments have been
addressed, please return these marked plans and two sets of revised plans to the City for
