ITEM: PD-172R. Shadydale Acres. a zoning change request from "SF-12' to "PD-
$F-12' to allow the development of 13 residential lots on 4.16 acres of
property, located along the south side of Willow Lane, between Oak Trail and
Shadydale Lane, at the request of Holmes Development Company.

AFTER P&Z
1) The City Subdivision Ordinance requires a minimum right-of-way width of 50' for all
residential streets. When Shadydale Acres was originally platted and filed in November of
1959, only 30' of right-of-way was dedicated for Willow Lane, likely under the assumption
that future development to the north would dedicate any additional right-of-way. The
property to the north was developed as a school property with no access to Willow Lane.
Therefore, 20' of right-of-way would be required as part of this development. The
Engineering Department would support a dedication of a 10' street and utility easement on
the south side of Willow Lane in lieu of the right-of-way dedication. This would provide
enough room to reconstruct this street if the City ever decides to in the future.
2) Need waiver of additional right-of-way for Willow Lane on the zoning exhibit with the
stipulated 10' street easement.
