The City Subdivision Ordinance requires a minimum right-of-way width of 50' for all residential streets. When Shadydale Acres was originally platted and filed in November of 1959, only 30' of right-of-way was dictated for Willow Lane, likely under the assumption that future development would dedicate any additional needed right-of-way. The property to the north was developed as a school property with no access to Willow Lane and thus 20' of right-of-way is needed as part of this development.
