Include the Plat in the Civil Set. Remove the irrigation plan from the Civil Set. Please be aware that there may be groundwater issues in the vicinitY of the parking lot. Please differentiate between existing and proposed improvements in the plans. Per the City of Coppell Subdivision Ordinance, the proposed paving must be on 6" of lime-stabilized subgrade. Provide a 20' wide utilitY easement for the proposed water line or meter the line and make it a private line. Also, the proposed meters need to be located in a 20'x20' easement. This water line should be routed such that it avoids concrete paving and sidewalks as much as possible. Provide a minimum separation of 10 feet between the water line and sanitary sewer line. The Fire Hydrant locations need to be approved by the City Fire Marshal. Provide in-line valves on the water line at a maximum spacing of 500'. Show all utilitY crossings in the sanitary sewer profiles. Note that any manhole with a depth greater than 12.5' should be a 5' diameter manhole. Provide a drainage area map with hydrologic computations shown in a table. Per the City of Coppell Subdivision Ordinance, all storm drain pipe should be 18" minimum diameter RCP. Provide hydraulic information on the storm sewer profile including Qt0o, V, HGL, etc. Use the City of Coppell Standard Construction Details for utilitY, paving and drainage structures where possible. Include details only for items not covered in the standards. There are various other minor comments throughout the plans. Include the plat in the Civil Set of plans. Per the City of Coppell Subdivision Ordinance, all storm drain pipe should be RCP with a minimum diameter of 18 inches. Show to remove any abandoned pipe that would be located beneath the proposed building. Provide profiles for all storm drain lines including the existing 21" RCP shown to carry the 27.7 cfs from drainage area 'A'. If you are proposing to detain water at the existing 3'x3' y- inlet in drainage area 'A', delineate the area of detention on the grading plan or storm drain plan. Please verify that the on-site storm drain system is adequate to handle the proposed 100-year discharge. On the grading plan, provide top and toe of wall elevations. Also, please provide a design for the retaining wall in the Civil Plans if it is going to be constructed with the paving. Where possible, please use the City of Coppell Standard Construction Details for utility, paving and drainage structures. Also, provide details only for items not covered in the standard details.
