HISTORY: The final plat for Stonemeade Estates was approved by City Council on
December 9, 1992.
TRANSPORTATION: Denton Tap Road is a P61), six -lane divided thoroughfare built to
standard in a 100 foot right -of -way.

COMPREHENSIVE PLAN: The 1987 Plan showed Town Center.
DISCUSSION:
Presently, there is a 15 foot wide landscape strip at the rear property line of Lots 10 and 11
which is maintained by the Homeowners Association and within which there is a brick screening
wall. The purpose of this replat is to extend the rear property lines of Lot 10 and 11 to the
brick screening wall and the Homeowners Association has agreed to relinquish title to this
portion of the landscape strip to the two property owners of Lot 10 and 11. The rear property
line fences will be extended to the brick screening wall and the area enclosed will be maintained
by the respective property owners.
RECOMMENDATION:
Staff recommends approval of this replat subject to the following condition:
The text that reads "No buildings, fences, trees, shrubs or other improvements or growth
shall be constructed or placed upon, over or across the `Utility Easements' as shown"
should be modified to reflect the existing conditions.

situated in the S.A. & M.G.R.R. Survey, Abstract No. 1430 in the City of
Coppell, Dallas County, Texas and being part of Lots 10 and 11 in Block " A "
of Stonemeade Estates as recorded in Volume 93093, Page 1522 of the Deed
Records of Dallas County, Texas and being more particularly described as
follows:
BEGINNING at a point on the north line of said Stonemeade Estates, said
point being 7.54 feet east of the northwest corner of the said Stonemeade
Estates and the east line of Denton Tap Road (a variable width right-of-
way);;
THENCE continuing along the north line of Stonemeade Estates and a curve
to the left having a central angle of 04'59'57 ", a radius of 600.00 feet and
a chord bearing of N. 80'40'01" E.;
THENCE along said curve 52.35 feet to a 3/8 iron pin for corner;

west line of Garden Grove (a 50 foot right -of -way), said point also being in

designating the hereinabove described property as A REPLAT OF LOTS 10 & 11 IN
BLOCK " OF STONEMEADE ESTATES, an addition to the City of Coppell, Texas
and does hereby dedicate to the public use forever, the streets, alleys and
easements shown thereon. The easements shown hereon are hereby reserved for
the purpose as indicated.
No buildings, fences, trees, shrubs or other improvements or growths
shall be constructed or placed upon, over or across the "Utility Easements"
as shown. Said "Utility Easements" being hereby reserved for the mutual use
and accommodation of all public utilities desiring to use or using saute. All
and any public utility shall have the right to remove and keep removed all or
parts of any buildings, fences, trees, shrubs or other improvements or
growths which may in any way endanger or interfere with the construction
maintenance or efficiency of its respective system on the "Utility Easements"
and all public utilities shall at all times have the full right of ingress
and egress to or from and upon the said "Utility Easements" for the purpose
of constructing, reconstructing, inspecting, patrolling, maintaining and
