Stoneleigh at Riverchase, Construction Plans Dear Mr. Daniel: ; The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1. Provide a cover sheet showing vicinity map, name and address of both the developer and engineer and index of streets. 2. Provide a paving plan showing 6' reinforced concrete pavement with 6" lime stabilization as per the City's Subdivision Ordinance 3. Show location of 5' sidewalk on site plan. 4. Show 8' brick paver band at all driveways intersecting Riverchase Dr. 5. Need to provide letter from DART for permission to do grading and filling in their easement. Also, provide profile information for any offsite grading. 6. Provide a detail for deceleration lane striping and signage. Also, the deceleration lane thickness must match existing pavement and meet the City of Coppell's paving standards. 7. Show location of silt fence and or haybales on grading/erosion control plan. 8. Construct storm drainage box where the proposed 30' RCP will tie into the existing 33' RCP adjacent to Riverehase Dr. (line A). 9. Concrete collars are needed at all pipe size changes. 10. Fire hydrant locations must be approved by the Fire Marshal. 11. Please show the location of storm drainage systems on the water and wastewater plan sheet. 12. How will the fire lines for each building connect to the internal water line? A double check valve or PVZ needs to be provided at the building to prevent backflow. 13. Please provide a copy of the landscape plans so that I can determine if there are any conflicts with public improvements. 14. Indicate the locations of all curb openings on the south side of the development. There are various other minor comments throughout these plans. Once all comments have been addressed, the revised set of plans should be resubmitted to the City for review.
