RE: Stoneleigh at Riverchase, Second Construction Plan Review Comments
Dear Mr. Daniel:
The City of Coppell has received and reviewed the referenced plans and has the following
comments to offer:
1. Locate the sidewalk in the 5' sidewalk easement instead of on the back of curb.
2. On the deceleration lane detail, install white pavement markings at the location shown, use
Type I white double reflective buttons at 30" o.c. instead of the 8" paint striping, install 1-
OR3-5R 30"x40" sign at the location shown, and minimum transition length shall be 100'.
3. On the general notes on sheet 2, grading and erosion control plan, lime stabilization or 8"
of C.T.B. are required for the subgrade in the right-of-way.
4. On the drainage area map, drainage area "A" needs to be picked up in a drainage system.
This is too much drainage to discharge into Riverchase Drive.
5. On the water and sewer plan, upsize the 4" services to a 6" sewer service and construct
manholes at connections to the 6" and 8" lines. Contact Matt Cast, Superintendent of Public
Services, at (972)304-3551 with any questions.
6. On the general notes and details, the lane section will require lime stabilization or letter
requesting a variance.
There are various other minor comments throughout these plans. Once all comments have been
addressed, the revised set of plans should be resubmitted to the City for review. If you should
