Provide an easement for the on-site public water line or it needs to be metered with the vaults located in the right-of-way or in an easement. 2. The proposed gates in the northeast portion of the property need to be approved by the Coppell Fire Department. 3. Provide ADA ramps at all sidewalk/driveway intersections. 4. All proposed paving will need to be on 6" lime-stabilized subgrade per the City of Coppell Subdivision Ordinance. ~'~' 5. Please show thc removal of pavement for the existing Sandy Lake Road driveway. 6. Please distinguish between the shading on the building and the proposed paving on the Paving Plan. 7. Ibc portion of the existing storm drain to be abandoned underneath the proposed building needs to be plugged and removed. 8. Confirm that the existing inlets proposed to carry the storm runoff are designed to handle the additional flow. 9. The proposed fire line and fire hydrant locations need to be approved by the Fire Department. 10. The minimum grade for a 12" sanitary sewer is 0.20%. 11. Provide a profile for the 12" sanitary sewer line. 12. On the alternate bid paving plan, the proposed circular drive needs to be adjusted to meet the 30' offset requirement relative to Sandy Lake Road. 13. For the alternate bid sanitary sewer line, a manhole will be required where the existing line is abandoned and the proposed line is started. There are various other minor comments throughout the plans. Once these comments have been addressed, these marked plans and two sets of revised plans should be resubmitted to the Ci~ for review. I have reviewed your concerns regarding the loop fire lines, as well as the check valves with our Fire and Engineering Departments. Let me'start with the fke loop line. The loop line is provided for in the Uniform Fire Code, as adopted by the City. Therefore: I am in no position to administratively waive this part of the Uniform Fire Code. The additional hydrant is also required under the City's Code. If you have any questions regarding this, please contact Travis Crump at (972) 304-3500, and Mr. ',,.~ Crump will review with you the City's position with regard to the Uniform Fire Code. With regard to the check valves, I discussed with City Engineer Ken Griffin, the check valve will be required for the new sprinkler system they will be connecting on Samuel. Also, a check valve will be required for the loop line that loops into the residential street to the north of the project. The two additional check valves, one on Samuel and one on Sandy Lake, can be avoided by transferring those lines to the City through private instrument. No replat will be necessary. The City will be available to assist you in that transfer if your client decides to do this. Therefore, out of the four check valves we discussed, only two will be required by the City, as well as the TNRCC. Once again, I have no administrative latitude in this area since the TNRCC requires under Texas law a check valve at any cross connection with public water supply. If you have-any questions regarding the check valve, please do not hesitate to contact Ken Griffin, our City Engineer, at (972) 304-3679.
